Newton Specialist Basement Contractor MacLennan Waterproofing was approached to specify a guaranteed waterproofing solution for the new-build basement.After reviewing the technical drawings, MacLennan decided to bring the job to Newton, whose product range was perfectly suited to the project requirements. Newton and MacLennan are both privileged to be the companies chosen to share in securing the future of the Palace of Westminster.This complex project required the design and installation of an external waterproofing system, an internal cavity drain system, and a polyurea roofing system to ensure a high standard of waterproofing.Externally, Newton’s innovative ‘Type A’ 403 HydroBond membrane was applied extensively to ensure the necessary waterproofing around the basement, whilst internally, Newton 508 and Newton 520 membranes were both applied from floor to ceiling as part of Newton’s complete System 500 cavity drainage solution. Waterproofing design is a key and critical component for successful construction of below ground structures. Whether it’s a completely new build or making smaller changes to an existing property, waterproofing design should never be overlooked.Waterproofing might account for just a small fraction of a building’s total cost, but waterproofing defects can result in catastrophic consequences. When waterproofing fails, the implications are significant.Delta’s MD, Kevin Dodds was approached to offer advice and guidance on a failed waterproofing system.The existing structure had an impressive 5-level basement which houses: kitchens, food storage and food preparation areas, spa, plant rooms and accommodation. Near to a large river, the site sited well within the water table. The original waterproofing system was based on the secant piled walls and a block wall internally to provide a basic drained protection system with drainage holes at various points to drain to various levels.Over time, the third floor had become completely saturated with all levels of the basement experiencing water ingress in varying levels from damp patches to significant “jets” of water and flows of water through the secant piles.With remediation waterproofing design strategies, it may take some time to specify a suitable system. It is important that investigations are thoroughly carried out by individuals with the capability of diagnosing the defect, assessing the extent of that defect, and recommending a suitable corrective measure.

As it is not possible to determine the amount of potential water pressure surrounding the structure, BS 8102:2009 states the waterproofing designer should expect a head of water against the structure at some stage during the structure’s service life.

The Scope of the project was to provide a structural waterproofing solution to a private dwelling with new build extension.The property, situated on a sloping site gave the opportunity for the waterproof design to utilise the properties environment to allow for natural discharge of any potential water ingress.The property was detached and retaining to the front and side elevations where the retaining ground slopes down and away from the property to a garden that continues to slope down to a small stream. The retaining walls on either elevation rise at their highest point to approximately 1500mm above the internal floor level.The internal walls of the property were original brick to the front and new cavity built concrete block. The floor to what was the original house is of solid concrete construction joining on to a newer block and beam floor construction.When designing the most appropriate waterproofing system to any given situation, various design factors require addressing such as (but not limited to), final use of the building, the grade of waterproofing requirement under the British Standard, structural considerations based on the form of construction and in some cases, satisfying the requirements of building warranty providers.

The scope of this ambitious project was to restore and transform an abandoned Neo-Gothic Cemetery Keeper’s Lodge with adjoining public facility into a luxurious mansion in just 12 months. Works included demolishing the adjoining public facility to enable the construction of a new basement.The proposed new build construction would be a luxury ground floor extension which would run the footprint of the redundant public facility to offer a 4,000 square foot subterrain space with key features such as 13-meter swimming pool, 2 additional bedrooms, a tv games room and office space.Simon Gill Architect designed the ambitious project and was appointed as Project Manager.Delta Registered Installers 5 Star Basements were employed to undertake both dig out and installation of the structural waterproofing with Delta’s Technical Waterproofing Consultant, Paul Callaghan representing Delta. The scope of the project was to facilitate a waterproofing solution for a substantial brick built detached property with a large 3 elevation basement situated at the bottom of a steep sloping driveway. The basement when constructed had 1 form of external waterproofing incorporated during the build stage, however the system required a second form of internal waterproofing due to the location of the structure and high-water table, capable of protecting the luxurious basement from unwanted water ingress.The property’s driveway significantly slopes from street level to the front elevation of the property requiring a specialist waterproofing system to protect the structure.Working in conjunction with the homeowner, Timberwise’s CSSW qualified waterproofing surveyors specified a Delta Type C (Drained) Protection waterproofing system to provide the necessary Grade 3 (habitable environment) to enable to homeowner to fully utilise their basement space. For Grade 3 habitable environments, two types of waterproofing may be required.A Waterproofing Designer’s philosophy defines what they wish to accomplish in the design of their waterproofing system and which principles they will use to do so. Identifying a robust and suitable design philosophy is an important aspect when designing a continuous system, as this will not only directly impact in how users install the system but also in future maintenance which will directly impact on the property owner.

Our client, the world’s second largest producer of bottled water, was looking for industrial floor paints to renovate and maintain indoor walkways and create seamless traffic flows in its factories. And that’s no mean feat as the area to paint was over 2500 m2!"The objective of the refurbishment was to improve the visibility of the walkways in the production area to enhance employees’ safety."As the factory hadn’t been renovated for some years, floor markings were no longer visible and cracks were appearing throughout thus increasing the risk of trips and falls.In a food processing plant, there are strict environmental and safety regulations to comply with. It was therefore important that the paints and coatings used in the refurbishment conform to those regulations, but also have a rapid curing times to minimise downtime.Our client’s organisation relies heavily upon the dynamism of its teams. It was therefore only natural that employees themselves – from the accounting department to the technical teams - rolled up their sleeves and got on with the refurbishment project. The idea was to raise awareness of safety issues in the factory. For us, it meant we needed to supply user-friendly paints and coatings that could be applied easily by staff. Our solutionOur client researched various solutions and suppliers for their refurbishment project. Watco products, which are long lasting and user-friendly, stood out from the competition. Three products were applied: Safety Grip: A heavy duty anti slip, two pack epoxy resin coating designed for dangerous areas. Epoxyline: A heavy duty, fast drying, line marking paint. Epoxy Gloss Coat: An extremely tough floor coating that is virtually solvent free, and therefore ideal for a food processing plant.

Delta Registered Installers, Bensleys provided a waterproofing solution on an iconic Brighton structure.Steeped in history and thought to be built on the original Brill Baths site, sits Clarendon Mansions. This large, detached structure is thought to have been built in 1870 by Charles Brill during the Brighton boom.The four-storey building facing Brighton’s famous sea front, was originally constructed as a hotel.Numerous refurbishments over subsequent periods of time, saw the structure move from a hotel to a public house, with the basement area being unoccupied for nearly a decade.The basement area boasts large, vaulted areas to the south and west elevation, with the south-side possibly being part of the original Bath structure.Bensleys were instructed by the main contractor, Pilbeam Construction on behalf of Evolution Architects, to help design, specify and install the waterproofing system.There’s no one-size-fits-all when it comes to waterproofing design. With the basement suffering from water penetration, Bensleys worked with the design team at an early stage of the project to ensure the right approach be taken, which included multiple factors such as: customer requirements, standards, robustness, cost, resources, time, skill required, safety and expectations of ground water which all translated into a design solution.

The main contractor having previously worked with Delta, knew Delta would be able to provide this project with a high calibre waterproofing design whilst offering respect for the community it serves.

In April 2016, the world-renowned London School of Economics announced that Grafton Architects were to design their next major project. The Marshall Building at 44 Lincoln’s Inn Fields, built by Mace Group, includes an extensive two-storey, mixed-use basement that will house plant areas, squash courts, changing facilities and a sports hall, covering a total of over 2,250m2 of floorspace and presenting quite the project for Newton Specialist Contractor Cast Contracting Ltd (CCL).Newton Specialist Contractor CCL were appointed to design, supply and install the waterproofing by principal contractor Mace Group in late 2019.To provide a completely dry, guaranteed solution on such a high profile project, CCL recommended the Newton CDM System.Otherwise known as Type C waterproofing, the CDM System is the safest and most reliable form of waterproofing.Prior to installation, CCL applied Newton 906 Lime Inhibitor to the new slab to prevent free lime from the concrete from affecting the drainage membranes. The Type A liquid waterproofing membrane Newton 103-S was also applied internally to many of the concrete surfaces as a barrier to water.With preparations complete, over 2,250m2 of Newton 520 eco membrane was installed to the floor and over 570m2 of Newton 508 membrane installed to the walls to create the Newton CDM System. A drainage system of Newton Basedrain channels also directs any water captured by the membranes to the point of discharge, and the whole system was sealed with Newton OverTape.Despite requiring dedicated delivery slots, and working to an extremely tight program of work, CCL were praised on the quality and speed of their installation, which was completed well within the time limit.The Newton recycling service was also a great success, recycling 115 kg of HDPE waste and therefore preventing over 132 kg of CO2 emissions.

The brief for this project was to design, supply and install a bespoke and sympathetic waterproofing solution to a Grade II listed, commercial structure with an impractical damp basement.Delta Registered Installers, MacLennan Waterproofing worked closely with the Principal Contractor, HB Projects to achieve a Grade 3 habitable space whilst preserving this historic structure.The Co-op shop in Petworth Village, provides the local community with everything they need, whether its household essentials or a place to meet friends.The site incorporates two Listed Buildings, including part of a Listed Church. The store applied for listed building consent to reconfigure its ground and basement floors, to increase the retail floor space and improve the functionality of the store.When designing a waterproofing/damp proofing solution in a historic building or a structure of architectural interest, additional design considerations should be employed during the design stage to maintain preserve aesthetic and structural integrity of the structure/building. The waterproofing design should be sympathetic in application whilst offering a robust solution.Care consideration should be applied when specifying products to ensure they are ideally suited for meeting the complexities of listed building requirements.

A partnership between Crown Paints, Mitie Property Services and Enfield Council has led to a special presentation for residents.
For the last two years, the three organisations have been working together on redecoration works across Enfield Council’s property portfolio.
To mark the milestone, a bench made from recycled paint containers has been given to the community by Crown Paints.
Some 4,000 litres of products including Crown Trade Stronghold Smooth Masonry, Crown Trade Protective Coatings, Sadolin Superdec and Crown Trade Timonox Flame Retardant Coatings have all been used on the council’s social housing schemes.

Hammerson House will be a world-class, 116-bed residential centre for the elderly Jewish Community in Hampstead. Newton Specialist Contractor Cast Contracting Ltd (CCL) were approached during the planning stages to develop a comprehensive waterproofing solution for the extensive basement.CCL recommended the installation of a Newton CDM water management system to comprehensively waterproof the extensive basement. First, they employed the 8mm Newton 508 membrane to the concrete retaining walls of the basement. The 50mm thick Fibran XPS 500-C insulation was then installed beneath more 508 membrane across the entire concrete slab. Additionally, Basedrain drainage channel was installed around the perimeter, including inspection ports to provide a fully maintainable system.This entire system is served by a series of complete sump and pump systems, each consisting of primary and backup NP400 pumps, high water level alarms, and battery backup systems. These are all controlled by Newton’s advanced Control Panel-Pro to ensure a failsafe system, even during a power outage.Finally, Newton’s 107F cementitious waterproof membrane was spray applied to the concrete upstands of the lightwells and lift pits in order to complete the continuous watertight solution.

As part of the Wandsworth regeneration programme to increase the number of affordable homes, Wates Residential were awarded the contract to build a new, six-storey block of apartments on the Shuttleworth Road.The structure included 59 concrete balconies, all requiring waterproofing with a product with a minimum fire rating of A2-s1-d0, tested to BS EN 13501-1.Not only were Newton able to recommend a product that had already been used on a similar project this year, they were also able to recommend the expert services of Newton Specialist Contractor Arti Structural Waterproofing.The minimum fire rating of A2-s1-d0 now precludes the polyurethane and polyurea products that were commonly used on balconies, so Newton recommended the cementitious and modified-polymer Newton 103-S membrane. As well as carrying the required fire rating, 103-S can resist extremely high positive and negative water pressure, forming a hard, durable coating with a degree of elasticity that makes it ideal for protecting concrete.Arti also used Newton 203-RM to create smoothing fillets, and Newton 912-RT to reinforce the 103-S over the joints, details and changes in direction.On site, Arti also needed to work flexibly, as the programme could not proceed without the waterproofing and fireproofing of the balcony upstands. However, due to the propping of the concrete formwork to the floors above, Arti had to execute their installation in two phases of efficient and detailed waterproofing.Thanks to a meticulous eye for detail, as well as careful planning and thorough preparation of the concrete balconies, Arti were able to complete the waterproofing of all 59 balconies in two stages. This was managed as well as delivering the required A2-s1-d0 fire rating, and the installation was completed quickly without compromising the programme of the build.

Vaults are a common feature of 18th and 19th century buildings in Bath. Originally built to support the cobbled streets above and were a constructional response to the precipitous topography that surrounds Bath, in order to provide a level site.
Many of the vaults within historic Bath suffer with water ingress and damp related problems.

Basement Waterproofing and Ground Gas Protection

To fulfil the requirements of BS8102:2022 and BS 8485:2015+A1:2019 a strategy to develop a specification which combines structural waterproofing and ground gas protection were required for this refurbishment project.The project involved creating additional living space to an existing mid terrace Victorian property in W12. The site of the property, whilst not being located on contaminated land was identified as being potentially at risk, it was near what is classed as contaminated land (an old brick yard).To satisfy Building Control requirements gas protection measures were required to meet BS 8485:2015+A1:2019.Site investigations at former brickworks and landfill sites are within expected UK guidelines for contamination. Ground investigations incorporate both soil sampling, ground gas and groundwater monitoring.In accordance with Table 3 of BS 8485:2015+A1:2019 a residential building is classed as a Type A building, creating a “high risk” requirement for ground gas protection. With the structure requiring a Grade 3 habitable environment attention as required to offer a system which meets all requirements.
Future Proofing Waterproofing Multi Level Commercial New Build Structure

Delta’s Structural Waterproofing Consultant, Paul Green, CSSW alongside Delta’s MD, Kevin Dodds, were appointed to the design team to collaborate with the Architects, Engineers, Main and Sub-Contractors to fulfil the role of Waterproofing Design Specialists in providing a reliable, watertight solution for this substantial project.The large-scale basement project consists of a 4-storey deepbasement located close to the River Thames in Central London.The proposed subterranean space would offer multiple usage. This complex project required a waterproofing design which is, able to cope with intermittent/regular hydrostatic pressures created not just by groundwater, but also geographical tidal impacts from the river Thames and potential stress challenges caused by the surrounding infrastructure such as heavily trafficked railway lines in the development’s vicinity.Structures that experience a high level of vibration fromsurrounding infrastructure can, over time, have a high propensity to suffer cracks, which could lead to failure of some waterproofing solutions, so therefore careful considerations should be incorporated into the overall waterproofing design from those aspects and, the impacts these factors can have on an elected waterproofing system.Delta’s design philosophy rotated around creating a robust and suitable waterproofing design, the structure design, a continuous system, sequencing and installation, future maintenance, and serviceability, whilst able to fulfil requirements set out in BS 8102:2022 Protection of below ground structures against water ingress. Listed Vault Waterproofing in Central London

Beneath the streets of Central London lies a network of Grade 2 Listed underground vaults. As Newton Specialist Contractors, Stonehouse were called in to waterproof four of these impressive structures and turn them into a completely dry commercial space. The four vaults were situated just North of the River Thames in Central London, a short walk from such famous landmarks as Smithfield Market and St Paul's Cathedral.The Grade II Listed structures are each over 4 metres in height, and form part of an impressive below-ground infrastructure network. Newton Specialist Contractor Stonehouse were asked to waterproof four of these impressive vaults for the multinational service provider KPMG, in order to turn them into useful commercial spaces.When waterproofing historic vaults such as these, the Newton CDM System provides the ideal solution as it is maintainable, requires minimal fixings and therefore avoids damaging the structure, and crucially is deemed as reversible should the structure need to be returned to its original condition in future.As an experienced contractor, Stonehouse proceeded with an expert installation of a full CDM System to the tricky vaults, including:508 Mesh membrane to the walls, for a direct plaster finish508 membrane and Fibran XPS 500-C insulation boards to the floor.Basedrain channels to direct any captured water towards two Titan-Pro sump chambers, each containing two NP400 pumps.Victron Inverter and a NorthStar battery for reliable backup power.Stonehouse completed an extremely complex and detailed cavity drain installation with precision, resulting in an exceptionally neat waterproofing system, and proving the benefits of using a specialist waterproofing contractor.

When specifying the most appropriate method of waterproofing for a new-build basement it is advisable to follow the recommendations within BS 8102:2009 ‘Code of Practice for Protection of Below Ground Structures Against Water from the Ground’. The standard advises on the types of waterproofing available and confirms the performance grade to be achieved. This project required Grade 3 protection – no dampness or water penetration acceptable.

As part of their ongoing relationship with Imperial College London, Newton Specialist Contractor A.P. Gooch assessed and waterproofed 11 Victorian brick vaults beneath the streets of Kensington, London, after the existing competitor ‘waterproof render’ failed.Imperial College London is a world top ten university, and it's top-class educational facilities in Central London are constantly used by multidisciplinary students, including doctors, and nurses, for their studies. It was therefore crucial for AP. Gooch to perform the work whilst also creating minimum disruption to the college students.Following a full assessment of the vaults, A.P. Gooch decided that the best option was to install the tried and tested ‘failsafe’ Newton System 500 cavity drainage membrane solution in order to depressurise, capture and safely manage ingressing water away from the building. A.P. Gooch also committed to carrying out the entire installation at night in order to cause as little disruption as possible to the College’s students.By installing Newton 508 membrane with strategically placed Newton MultiPlug fixings, the system remained sympathetic to the historic structure beneath. Newton Basedrain was also installed in order to channel captured water to one of four Newton Titan-2 sump chambers, the compact size of which made them ideal for use in a structure with such tight size restrictions. Each chamber also contained primary and backup Newton CP400 pumps to ensure that there will always be a safe means of removing captured water from the building.Now fully protected by a maintainable system, compliant with waterproofing code of practice BS 8102:2009, all 11 vaults are now completely dry, providing safe and healthy individual study rooms for the medical students at Imperial College.

The design concept of this project focuses on the demolition of an existing building and replacing it with a new build mixed use development of 6 storeys (plus basement) 9 self-contained units on floors 1-5 and 377sq m of commercial space on the basement and ground floors.
During the Phase 1 Primary Risk Assessment, borehole and trial pits revealed Dibenzo (a,h)anthracene, CO², TPH and Asbestos contamination.
The proposed remedial strategy to be adopted at the site was one of managing the pathway between the source of contamination and the critical receptors on-site.
